Roof surveys across N7: what to expect
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey the roof space, ridges, hips and valleys and flat roofs, and common reasons people get in touch are cracked mortar along the ridge and torn or sagging underlay.
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours at a typical home, and about three to four hours for a commercial roof.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Roofs, chimneys and gutters across N7
In N7, our roof surveys work takes in owners, landlords and managing agents, from Islington, Barnsbury and Holloway to the quieter places in between. Every report comes with photos and written recommendations.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. N7 is part of that mix.
Holloway: Historic houses like Witanhurst, about 1.7 miles north-west, show how far back building around Holloway goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Shop and office owners around Brunswick Centre may find that a dated report on the roof is useful for planning and for any lease discussions.
Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Stay off ladders and the roof
- Look for debris in the garden after high winds
- Gather any paperwork for past roof work
- Ask about a flat roof on an extension or garage too
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
What affects the cost of roof surveys
All our prices include VAT. The things that change the price are:
- The package you choose: Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- How big the roof is
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
A few details help us point you to the right survey and price. When you contact us, tell us:
- How the loft is reached, if there is one
- Pictures from the garden or a window, if you have them
- Dates you are working to, like exchange
- The property’s address and postcode
To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Common roof problems in N7
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is often mistaken for a leak.
Problems we come across often include:
- Ponding, splits or blisters on flat roofs
- Crumbling chimney pointing or cracked flaunching
- Worn lead at chimneys and abutments
- Worn or blocked valleys
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that’s a structural engineer’s job)
- A promise that the roof will not leak in future
- A full building survey of the property
Your questions about roof surveys in N7
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
What do you check on a roof survey?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. The report includes photos and recommendations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you look in the roof space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
