Roof surveys across N4: what to expect

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. Common reasons to book are cracked mortar along the ridge and debris building up in roof valleys, across lead flashings, flat roofs and chimney stacks.

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Homes and roofs across N4

Homes across N4 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in N4.

Finsbury Park: Shop and office owners around The Mall Wood Green may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. The streets around a church such as St John the Evangelist are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We look at them before they cause trouble.

What a survey costs

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is
  • What’s prompted the survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

How the survey changes by roof type

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

What we’re asked to look at in N4

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Common reasons to book include:

  • Flashings that have come away from the wall
  • Torn or sagging underlay
  • Leaking gutter joints and downpipes
  • Cracked mortar along the ridge

Common questions in N4

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

How long does the visit take?

On site, it typically takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
