When to book a survey in Stroud Green

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Typical things we’re asked to look at include:

  • Leaking gutter joints and downpipes
  • Leaning or weathered chimney stacks
  • Worn or blocked valleys
  • Torn or sagging underlay

For site and facilities teams at buildings like St Aidan's Voluntary Controlled Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to expect from a roof survey

Roof survey in Stroud Green

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey flat roofs, the roof space and chimney stacks, and common reasons people get in touch are valley linings that have cracked or split and lifted, split or missing lead flashings.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Stroud Green with this kind of roof, the hidden gutter is one of the first things to check.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why act early in Stroud Green

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

All our prices include VAT. Roof survey starts from £150, including VAT. You will know the exact price before you book.

Why us?

  • Insured for professional indemnity and public liability
  • Over 5,000 surveys carried out
  • An independent view of the roof
  • Two decades and more of roof surveys

How the survey changes by roof type

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping usually points to corroded nails, which we describe in the report.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Mention any damp patches as you book
  • Mention any flat roofs as well as the main roof
  • Clear the loft hatch area before we arrive
  • Hold on to the report for future surveys

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for a house; commercial roofs usually need 3–4 hours. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Stroud Green runs like any other.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • For flats, check roof access has been agreed
  • Make sure the loft hatch can be reached
  • Unlock side gates and any roof access doors

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Local roofs in Stroud Green

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Stationers Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Witanhurst, about 1.9 miles west, is one of the historic houses in the wider area around Stroud Green. Older homes in the area may have roofs that need matching materials when work is done.

FAQs for Stroud Green

Can you fly a drone over a roof in Stroud Green?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Can a landlord with a rental near Harringay station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.

Do you cover Stroud Green?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
