Roof surveys across N19: what to expect
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Typical surveys look at cracked mortar along the ridge and ponding, splits or blisters on flat roofs, on natural slate, clay and concrete tiles and ridges, hips and valleys.
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for a house, and longer for a large or complex roof.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
What you will pay
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Roofs, chimneys and gutters across N19
Across N19, from Holloway, Upper Holloway and Nag's Head outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. N19 is part of that mix.
Upper Holloway: For businesses in and around places like The Mall Wood Green, knowing the roof’s condition lets you budget for work rather than pay for emergencies. The streets around a church such as St Andrew's Whitehall Park are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Prices for roof surveys in N19
A few things affect what a survey costs:
- The shape of the roof and its details
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, like extensions, dormers and garages
- The size of the roof
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
A few details help us recommend the right survey and price. When you contact us, it is useful to mention:
- How the loft is reached, if there is one
- Where water is showing inside, if it is
- The property’s address and postcode
- The reason for the survey, like buying, a leak or storm damage
To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before you book.
Common roof problems in N19
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Here are some of the things we see frequently:
- Cracked or blistered flat roof coverings
- Leaning or weathered chimney stacks
- Debris building up in roof valleys
- Gutters that overflow in heavy rain
Checking the roof from the ground
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- The condition of the rest of the building (that’s a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
- An exact number of years the roof has left
For landlords and managing agents
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Common questions in N19
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How much is a survey?
Our price is from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
How long will you be at the property?
It usually takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
How experienced are you?
More than 5,000 surveys over 20+ years.
