Storm damage roof report in Upper Holloway

Wear and tear is typically excluded from home insurance. That makes the difference between storm damage and old wear important. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. Your insurer then decides how its policy applies. Typical surveys look at stains appearing after strong winds and gaps where slates or tiles have gone, on slate and tile slopes, flat roofs and ridges and hips.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we are given access to in Upper Holloway, inside and out. It helps to know when the water appears and in what weather.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Upper Holloway roofs and the weather

The wider area around Upper Holloway has a long history of building, with Witanhurst about 0.9 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts.

If you own a rental within reach of Upper Holloway station, a clear finding on where water gets in helps you brief a roofer right away. Trees in and around Whittington Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as St John's Upper Holloway CofE Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Leave it or get it looked at?

If the damage is partly wear and tear, it’s better to know. Our report gives an honest view of both, so there are no surprises later. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours at most homes, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Upper Holloway we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Flat roof coverings

Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.

Tiles without fixings can move more easily in wind. We record what we can see of the fixings.

Upper Holloway questions

How do I find out if my home in Upper Holloway is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is parking a problem for a survey in Upper Holloway?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

How long is the visit?

Expect it to take between one and two hours at most homes, with bigger or more complicated roofs taking longer. The written report follows by email, on the timescale of your package.

Will you walk on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How do I arrange a storm damage roof report in Upper Holloway?

Simply call 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.

What does a storm damage report cost?

Our reports start from £150. Larger roofs are quoted for their size. The report doesn’t include repair costs.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What a survey costs

To price your survey, we check:

  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What we need to know

Here’s what helps us most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • What made you get in touch

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or use the contact form.

When you need someone else

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • The work of a loss adjuster appointed by your insurer
  • The outcome of a claim
  • What’s beneath slates, tiles or membranes

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
