Roof survey in N6: how it works

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are lifted, split or missing lead flashings and standing water on a flat roof, on the roof space, flat roofs and ridges, hips and valleys.

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Near you in Highgate

We work in homes and buildings around Asanté Academy of Chinese Medicine, The Angel Inn and St Michael's Church of England Primary School and the streets around them. You will also find St Aloysius RC College (less than half a mile south-east), Highgate United Reformed Church (under half a mile south-west) and Whittington Park (0.9 miles south-east). For rail, the closest station is Upper Holloway station, about 0.9 miles south-east. A little further out are Highgate Private Hospital (0.6 miles north-west) and Montfichet's Tower (4.4 miles south-east). Not far away are Darland's Lake and Parkland Walk.

Homes and roofs across N6

Across N6, we survey roofs for owners, landlords and agents, from Upper Holloway, Highgate and Fortis Green to the quieter places in between. Every report comes with photos and written recommendations.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in N6. Where permission is needed, the flight waits for it.

Highgate: Historic houses like Witanhurst, about 0.4 miles south-west, show how far back building around Highgate goes. Older homes in the area may have roofs that need matching materials when work is done. For businesses in and around places such as The Mall Wood Green, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What we’re asked to look at in N6

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

Typical things we are asked to look at include:

  • Ridge tiles that have lifted or moved
  • Slates or tiles that have slipped or broken
  • Standing water on a flat roof
  • Debris building up in roof valleys

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

When you need someone else

Before you book, it is worth knowing what a survey will not do:

  • An exact number of years the roof has left
  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • The style of property, from a terrace to a block
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know

Most bookings start with a short call: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Common questions in N6

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a written report with photos and recommendations.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
