Roof leak investigation in Highgate: what you get

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. Common reasons to book are leaks that appear only in driving rain and staining around the chimney inside, on slate and tile slopes, flat roof details and lead flashings.

London’s Victorian and Edwardian roofs have frequently been repaired many times. Insurers typically exclude wear and tear, so it’s useful to know whether damage is old or new. A careful look in Highgate tells the two apart where the evidence allows. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Tell us where we can park nearby
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with the freeholder or managing agent

What a roof leak investigation looks like in Highgate

Witanhurst, about 0.4 miles south-west, is one of the historic houses in the wider area around Highgate. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Highgate is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Different coverings let water in at different points, which shapes where the search starts.

If you live near a park such as Whittington Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a shop, office or commercial unit, for example near The Mall Wood Green, a leak can close part of a shop or office, so finding the cause quickly matters. If you live in an older home near Highgate United Reformed Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What happens if roof problems are left?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Any roof job in Highgate means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Note the weather when the leak shows
  • Move stored items away from the hatch
  • Don’t climb onto the roof to look
  • Take dated photos of the leak

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Highgate: your questions answered

Is my home in Highgate listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is parking a problem for a survey in Highgate?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Is it a leak or condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Surveys for landlords and agents in Highgate

Freeholders and residents’ companies use a roof report to plan and budget.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Roof by roof

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
