Landlord roof survey in Highgate: what you get

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’re worried about ceiling stains reported by tenants and missing or loose roof coverings, a survey will tell you what’s going on, on gutters and downpipes, converted houses and rented houses alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

The report records the let or shared roof as we found it on the day. It’s useful straight away, and a good reference for later.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • File each roof report for future reference
  • Ask your managing agent about lease terms
  • Keep roof outlets and gutters clear
  • Act on high-priority defects quickly

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours for a single let house, with blocks of flats taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Advice

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Roofs, chimneys and gutters in Highgate

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Witanhurst about 0.4 miles south-west, Highgate sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For an older house near a landmark like Highgate United Reformed Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Upper Holloway station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Whittington Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

FAQs for Highgate

Is parking a problem for a survey in Highgate?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Highgate listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.

Is Highgate in your area?

Yes, we do. We carry out landlord roof surveys in Highgate, and the service is the same as everywhere else we work.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Does this replace a RICS building survey?

No, it is a roof survey. It’s not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.

Prices for landlord roof surveys in Highgate

Not every roof costs the same to survey, for these reasons:

  • Which survey package you book
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. You’ll know the price for your survey before you book.

Getting in touch

Some details help us suggest the right survey and price. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form with the address and the days you’d prefer.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.
