About our landlord roof survey in Crouch End
We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the loft space where there is safe access. If you are worried about leaks into upper flats and parapets and upstands in poor repair, a survey will tell you what’s going on.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Crouch End, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Local roofs in Crouch End
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Witanhurst, about 1.5 miles south-west, show how far back building in the area around Crouch End goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings such as Rokesly Infant & Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Priory Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
Crouch End is about 2 miles north-west of Highbury, in Greater London. Whether the building in Crouch End is a house, a flat or a commercial unit, we can survey the roof. Our area takes in places right across Greater London. London is in our area too.

What we are asked to look at in Crouch End
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
Look out for signs like these:
- Cracked or leaning shared chimneys
- Missing or loose roof coverings
- Failed flashings at walls and chimneys
- Damp or stains in top-floor flats
For businesses in and around places like The Mall Wood Green, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common questions in Crouch End
Can a landlord with a rental near Crouch Hill station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.
Can parking be tricky for a visit in Crouch End?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Can we use the survey to plan a roof budget?
Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.
Will you go up on the roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Before and after the survey
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- Check your lease or ask a solicitor about who pays
- Give tenants a simple way to report leaks
- Have gutters and outlets cleared every year
- Hold on to old reports to compare later
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Who pays under the lease (that’s a legal question)
- Walls, floors and services beyond the roof
- Asbestos testing of roof sheets or soffits
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

How it works
Safety comes first on every visit. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at a typical home, or half a day or so for a commercial building. For a visit in Crouch End, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Before the survey
- Keep pets inside or away from the areas we’re looking at
- If you are buying, check with the agent that we can get in
- Make sure the loft hatch can be reached
Booking a survey
A quick phone call is usually the easiest start: phone 07833 053749 or email us, and we will ask about the building and what you need. You will have a price before anything is arranged.

What happens if roof problems are left?
A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first so you know what you are asking contractors to price. In Crouch End, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.
