Landlord roof surveys in Hornsey

Why act early in Hornsey

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Landlord roof survey in Hornsey: what you get

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. Typical surveys look at ponding or splits on flat roofs and damaged pots and flaunching, on rented houses, flat roofs on blocks and shared roofs.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Hornsey has one, it needs checking from somewhere that can actually see it.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Tips from our surveys

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Have gutters and outlets cleared every year
  • Deal with urgent items first
  • Do not store items over the loft hatch
  • Don’t wait for a leak to survey the roof

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem normally is.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about one to two hours for a house, and longer for a block or a building with several roofs. You’re welcome to ask questions while we are there. London terraces rarely offer a view of the whole roof from one spot, so in Hornsey we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear

Advice

What a survey costs

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • House, block, shop or office

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or send us an email.

Hornsey: your questions answered

How do I find out if my home in Hornsey is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Hornsey station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we’ll say so.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What a landlord roof survey looks like in Hornsey

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Bruce Castle, about 2 miles north-east, show how far back building in the area around Hornsey goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like St Mary's CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near The Mall Wood Green, a dated report on the roof is useful for planning and for any lease discussions.

What we’re asked to look at in Hornsey

Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.

Signs worth acting on include:

  • Parapets and upstands in poor repair
  • Choked outlets and gutters
  • Damaged pots and flaunching
  • Flashings that have come away

The streets around a church like Church of Holy Innocents are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
