Thermal Roof Survey in Hornsey
Thermal roof surveys for homes and businesses in Hornsey. More than 5,000 surveys completed across London and South East England.
- Areas losing heat at the eaves and junctions
- Leaks far from where the stain appears
- Damp that repairs haven’t cured
How a thermal roof survey works in Hornsey
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We’re often asked to look into damp where roofs meet walls and chimneys and leaks far from where the stain appears, across insulated roof spaces, flat roofs and loft conversions.
Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Hornsey as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Checking the roof from the ground
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Surveys in Hornsey can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered
How to book
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.
Advice
Tips that help
Nothing here needs a ladder. Our suggestions:
- Remember the conditions on the day affect the results
- Check outlets after heavy rain
- Clear a path to the loft hatch before we arrive
- Tell us where and when you’ve seen damp or stains
If the images suggest moisture that cannot be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
Roof by roof
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.
GRP fibreglass roofs
Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.
Hornsey questions
Does a conservation area affect roof work in Hornsey?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can parking be tricky for a visit in Hornsey?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
How does a thermal imaging roof survey work?
It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Do you take photos of the roof?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Flying and imaging in Hornsey
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.
For businesses in and around places such as The Mall Wood Green, a commercial roof can be photographed from above without anyone walking on it. Bruce Castle, about 2 miles north-east, is one of the historic houses in the wider area around Hornsey. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager does not touch the roof itself. As a London address, Hornsey can be tricky for parking: tell us about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

- Clear results when the conditions on the day are poor
- The condition of timbers we can’t see

- How many separate roofs there are, like extensions, dormers and garages
- Building height and the viewpoints available
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.
