Gutter survey in Hornsey

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. We’re often asked to look into water spilling over the gutter edge and valley or box gutters that overflow inside, on eaves gutters, parapet and box gutters and fascias and soffits.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Hornsey with this kind of roof, the hidden gutter is one of the first things to check.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In Hornsey, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Advice

Gutter surveys around Hornsey

About 2 miles north-east lies Bruce Castle, a reminder of how long the area around Hornsey has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Living close to Priory Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For an older house near a landmark like Church of Holy Innocents, old fixings, lead flashings and tall chimneys are typical of older roofs.

When to book a survey in Hornsey

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

A survey makes sense if you’ve noticed:

  • Leaves and moss blocking gutters
  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside
  • Blocked outlets and hoppers

For landlords with property near Hornsey station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Are they insured for the work?
  • What follow-up you get after the report
  • Whether you get a written report with photos

What a good roof survey covers

What a gutter survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Pipes below ground level
  • Hidden sections we can’t view safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Valley gutters
  • Eaves gutters

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Tips that help

From years of surveys, a few habits stand out:

  • Look out for overflows when it pours
  • Have gutters cleared at least once a year
  • Leave gutter checks at height to someone equipped for it
  • Ask for valleys and parapet gutters to be cleared too

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In Hornsey, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Common questions in Hornsey

Is my home in Hornsey listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a landlord with a rental near Hornsey station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

How long does a gutter survey take?

It typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. We will give you an idea as you book.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or send us an email.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
