FAQs for Muswell Hill
Does a conservation area affect roof work in Muswell Hill?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will parking be an issue for a roof survey in Muswell Hill?
Parking in Muswell Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
When is the best time for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
Can the survey be at a weekend?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or drop us an email to arrange it.
Do you test soffits or gutters for asbestos?
No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
Gutter survey in Muswell Hill: what you get
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photographs. We survey fascias and soffits, parapet and box gutters and downpipes, and common reasons people get in touch are leaves and moss blocking gutters and gutters overflowing in heavy rain.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Muswell Hill has one, it needs checking from somewhere that can actually see it.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a gutter survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Underground drains, which need a CCTV drain survey
- Gutters out of sight from each safe vantage point
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.
Roof types and parts we check
- Valley gutters
- Outlets and hoppers
- Downpipes
- Eaves gutters
- Parapet and box gutters
- Fascias and soffits
Tips that help
From years of surveys, a few habits stand out:
- Do not leave hidden gutters out of a clear-out
- Get the gutters cleaned out every year
- Watch the gutters during heavy rain
- Watch ceilings under valley gutters for fresh marks
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

What else we do in Muswell Hill
Roofs, chimneys and gutters in Muswell Hill
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Muswell Hill is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 1.6 miles south-west lies Athlone House, a reminder of how long the area around Muswell Hill has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Controlled parking zones are common in London, so mention any permit rules for Muswell Hill. If you look after a building such as Muswell Hill Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What we’re asked to look at in Muswell Hill
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
A survey can pick up problems such as:
- Valley or box gutters that overflow inside
- Blocked outlets and hoppers
- Gutters packed with leaves or moss
- Joints that drip after rain
Trees in and around Alexandra Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Before booking anyone

Why it’s worth a survey now in Muswell Hill
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. For a visit in Muswell Hill, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Agree roof access with the managing agent if it’s shared
