Thermal Roof Survey in Muswell Hill
Independent thermal roof surveys in Muswell Hill. More than 5,000 surveys completed across London and South East England.
- Moisture around outlets and upstands
- Areas losing heat at the eaves and junctions
- Leaks that are hard to trace
What a thermal roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Insulation values or heat loss calculations
- Readings unaffected by sun, shade or reflections
- Seeing water directly, as the camera shows temperature, not moisture

Thermal roof survey in Muswell Hill
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. It works best when the building is heated and it’s colder outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. Typical surveys look at leaks far from where the stain appears and damp that repairs haven’t cured, on loft conversions, insulated roof spaces and flat roofs.
Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Muswell Hill, the address is checked against all of them, and permission is never taken for granted.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Drones, thermal imaging and Muswell Hill roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. With Athlone House about 1.6 miles south-west, Muswell Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Muswell Hill Primary School will know that a drone or thermal camera can show a large roof in a single visit. Parking in Muswell Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. If you look after a shop, office or commercial unit, for instance near The Mall Wood Green, large commercial roofs are often easiest to see from the air or with a thermal camera.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Use the report as a baseline for later checks
- Let us know where and when you’ve seen damp or stains
- Leave the roof to people with safe access
- Ask us about the forecast if rain is expected
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

How it works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Muswell Hill, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Leave a clear route to the loft
- Buyers: confirm access with the estate agent or seller
- Unlock side gates and any roof access doors
Getting a price
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

How we price thermal roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
Thermal roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What we need to know
Getting the details right at the start saves time. Please include:
- Where the property is, with the postcode
- Photos of the roof, taken safely from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- The style of property, from a terrace to a block
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
FAQs for Muswell Hill
Does a conservation area affect roof work in Muswell Hill?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Muswell Hill?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Does the report include photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Does thermal imaging work on slate and tile roofs?
It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.
How long will you be at the property?
Expect it to take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. The written report follows by email.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
