Thermal roof surveys in Crouch End

Why act early in Crouch End

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Thermal roof surveys for homes and businesses in Crouch End

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. We survey insulated roof spaces, commercial roofs and pitched roof slopes, and people most frequently book us about water getting in at parapets and stacks and damp that repairs haven’t cured.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Crouch End as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Drones, thermal imaging and Crouch End roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

For an older house near a landmark such as Christ Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Shop and office owners around The Mall Wood Green may find that thermal images can show trapped moisture across a wide commercial roof.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a thermal roof survey doesn’t cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Insulation values or heat loss calculations
  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What we check

  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof

How the survey changes by roof type

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Your questions about thermal roof surveys in Crouch End

Is parking a problem for a survey in Crouch End?

Sometimes, yes. If Crouch End has controlled parking where you are, a visitor permit is the easiest answer.

Can you fly a drone over a roof in Crouch End?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report is sent afterwards by email.

What will the report tell me?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Is Crouch End in your area?

Yes. We survey roofs across London and South East England, and that includes Crouch End.

How do I book a survey in Crouch End?

Simply ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you need a thermal roof survey in Crouch End?

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

Things that frequently lead to a survey include:

  • Cold spots on ceilings under the roof
  • Damp patches with no obvious cause
  • Damp where roofs meet walls and chimneys
  • Areas losing heat at the eaves and junctions

Witanhurst, about 1.5 miles south-west, is one of the historic houses in the wider area around Crouch End. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.
