Flat roof surveys for homes and businesses in Crouch End
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. If you are worried about damaged trims at the roof edge and failed seals around rooflight kerbs, we can find out what’s behind it.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Crouch End shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Signs you need a flat roof survey in Crouch End
Water that doesn’t drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
We’re often asked to look at:
- Outlets that hold water back
- Raised blisters across the surface
- Pools of water lying on the roof
- A sagging deck under the covering
If you live in an older home near Christ Church, flat-roofed rear additions and dormers added over the years are worth checking.
Questions to ask before booking
- Whether the inside of the roof is included
- Which limits apply to the survey
- Whether the price includes VAT

Crouch End: your questions answered
Is parking a problem for a survey in Crouch End?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
Is my home in Crouch End listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
How fast do I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
Are you insured?
We are covered by professional indemnity and public liability insurance.
How long does the survey take?
It normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email, on the timescale of your package.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please phone 07833 053749 or send us an email with the details.
The survey, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for a house, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Clear the way to the loft hatch
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
How to book
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Helping us price your survey
You don’t need to know any roofing terms. Just let us know:

- Pictures of the roof from a safe spot, if you have them
- Dates you are working to, such as exchange

Flat and commercial roofs around Crouch End
The wider area around Crouch End has a long history of building, with Witanhurst about 1.5 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you run a business near The Mall Wood Green, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you own a rental within reach of Crouch Hill station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
