Roof by roof
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
Felt and built-up roofs
A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.
Flat roof survey in Shoreditch: what you get
A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you are worried about upstands pulling away from walls and blisters and bubbles in the covering, we can find out what’s behind it, whatever the roof.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Shoreditch, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Flat roof surveys in Shoreditch: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Within a mile and a half or so of Shoreditch there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
For site and facilities teams at buildings such as Virginia Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Historic houses like Mansion House, about 1 mile south-west, show how far back building around Shoreditch goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

Common roof problems in Shoreditch
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.
People typically book a survey after spotting one of these:
- Edge trims that have lifted or split
- Signs of deflection in the roof deck
- Cracked or split membrane
- Failed seals around rooflight kerbs
For landlords with property near Shoreditch High Street station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What this survey can’t tell you

- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- An exact number of years the roof has left
- Whether the deck or joists are strong enough

- GRP fibreglass
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. Surveys in Shoreditch can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Dig out any old roof reports or invoices
- Check we can get to the back of the property

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or use the contact form.

What happens if roof problems are left?
Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. In Shoreditch, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Shoreditch questions
Is my home in Shoreditch listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you look at the flat roof of a hotel or office near Shoreditch?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.
How long does the survey take?
Most surveys take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. The report follows by email.
Is Shoreditch in your area?
Yes. We survey roofs in Shoreditch and the rest of Greater London, as part of our work across London and the South East. For a price, ring 07833 053749 or email us.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How much is a survey?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
