How a flat roof survey works in Spitalfields

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or send us an email with the address and a rough idea of the roof area. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and people most often book us about loose or cracked edge trims and ponding water that doesn’t drain away.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Spitalfields, the flat roof is often a shared part of the building.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What we look for on each type of roof

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Do you need a flat roof survey in Spitalfields?

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

A survey can pick up problems such as:

  • Signs of deflection in the roof deck
  • Raised blisters across the surface
  • Outlets choked with leaves and silt
  • Edge trims that have lifted or split

With Mansion House about 0.7 miles west, the area around Spitalfields has a long history. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?
  • Their drone registration, if they fly one

What a good roof survey covers

Why get it checked now?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there is still time to plan the work. In Spitalfields, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Why choose Independent Roof Survey in Spitalfields

What happens on the day

Once we have finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear

Spitalfields: your questions answered

Can you look at the flat roof of a hotel or office near Spitalfields?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you before the visit.

Does a conservation area affect roof work in Spitalfields?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Does the weather affect the survey?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Will I get photos?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or use the contact form.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Check new fixings through the roof are properly sealed
  • Note the date and type of any roof work
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Honest limits

A survey is a proper look at the flat roof, but it can’t do everything. Its limits include:

  • A fixed date for when the roof will need replacing
  • Fragile surfaces, which we don’t walk on
  • The condition of the deck or insulation hidden under the covering

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What our survey covers.

Local flat roofs in Spitalfields

There are several hotels within about a mile and a half of Spitalfields, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take an older house close to Christ Church: the flat roofs on later extensions tend to wear out long before the main roof. For businesses in and around places such as Gabriel's Wharf, the flat roofs over shops and commercial units are worth checking before a leak, not after.
