Flat roof surveys for Bishopsgate homes and businesses

Flat roofs in Bishopsgate

With Mansion House about 0.4 miles south-west, Bishopsgate sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Bishopsgate has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Shop and office owners around Gabriel's Wharf may find that a flat roof over a business is out of sight and out of mind until it leaks. If yours is one of the older homes in the streets near Church of St Ethelburga, flat-roofed rear additions and dormers added over the years are worth checking. A roof leak in a hotel or guest house around Bishopsgate means lost rooms as well as repairs.

Flat roof survey in Bishopsgate

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about splits, cracks and crazing and standing water left after rain, we can find out what’s behind it, on EPDM rubber, GRP fibreglass and upstands and outlets alike.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Bishopsgate, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • Whether the deck or joists are strong enough
  • Hidden layers beneath the covering

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

Bishopsgate: your questions answered

Is parking a problem for a survey in Bishopsgate?

Parking in Bishopsgate, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

How do I find out if my home in Bishopsgate is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Can you tell me how long my flat roof will last?

There’s no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

How do you inspect a flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

What affects the cost of flat roof surveys

To price your survey, we look at:

  • Whether it’s a home or a commercial building
  • The height of the building and how the roof can safely be seen
  • Roof area
  • Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Getting in touch

To price your survey accurately, we will ask about:

  • Anything about access we should know
  • What kind of property and roof it is
  • When you need the report by
  • Your postcode, so we can check access and travel

When you are ready to go ahead, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep people off the roof unless they need to be there
  • Check the outlets after the leaves fall
  • Ask whoever fits equipment on the roof to make good the covering
  • Look for standing water a day after rain

For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What happens on the day

Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Surveys in Bishopsgate can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Note where any stains or damp appear
  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
