Our roof survey service in EC1Y
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey flat roofs, clay and concrete tiles and natural slate, and people most often book us about ridge tiles that have lifted or moved and gaps in the roof where coverings have gone.
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.

Roofs, chimneys and gutters across EC1Y
From Barbican Estate and Bishopsgate to smaller places, people across EC1Y use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
We survey roofs across London and the South East, and EC1Y is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Barbican Estate: Mansion House, about 0.5 miles south-east, is one of the historic houses in the wider area around Barbican Estate. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Take a building like Prior Weston Primary School and Children's Centre: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What affects the cost of roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- House, block, shop or office
- The size of the roof
- Chimneys, valleys, parapets and other details
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
Getting in touch
Getting the details right at the start saves time. Please include:
- Why you want a survey: buying, a leak, a storm or new work
- Dates you’re working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
- The address and postcode of the property
Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.
Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.
Questions to ask before you book
- What experience they bring
- Whether they hold professional indemnity and public liability insurance
- Whether VAT is in the quoted price
- Which viewpoints they use to see the roof
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Ask about a flat roof on an extension or garage too
- Look for debris in the garden after high winds
- Leave roof access to professionals
- Find records of any re-roofing or repairs
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.
For landlords and managing agents
Any of our surveys can be booked by landlords, agents and building managers in EC1Y. For a price for a let property or a block, phone 07833 053749 or send us an email.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Why roofs fail
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.
Here are some of the things we see often:
- Ridge tiles that have lifted or moved
- Standing water on a flat roof
- Leaking gutter joints and downpipes
- Worn lead at chimneys and abutments
Questions from EC1Y
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Will the report say how many years my roof has left?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
