Common roof problems in Barbican Estate

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. Thermal imaging gives us another way to look for them.

Look out for signs like these:

  • Water getting in at parapets and stacks
  • Thin or uneven insulation in the roof
  • Heat escaping through the roof
  • Moisture around outlets and upstands

Take a building like Prior Weston Primary School and Children's Centre: big roofs are where close-up aerial shots and thermal images show the most at once.

What to check before booking

  • Will the report include photos?
  • Which viewpoints they use to see the roof
  • Their track record with similar roofs
  • Whether the loft is part of the inspection

What a good roof survey covers

How a thermal roof survey works in Barbican Estate

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. Common reasons to book are stains that keep coming back and wet areas near outlets and upstands, across insulated roof spaces, pitched roof slopes and ceilings below the roof.

London’s roofs are frequently hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

FAQs for Barbican Estate

Is drone flying allowed in Barbican Estate?

The answer turns on the exact location and the conditions on the day. Barbican Estate is about 1 mile from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in high wind or heavy rain.

Does a conservation area affect roof work in Barbican Estate?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Do you work in Barbican Estate?

Yes. We carry out thermal roof surveys in Barbican Estate.

Useful tips for Barbican Estate property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Ask us about the forecast if rain is expected
  • Take photos of stains as they appear, so we can compare
  • Let us know where and when you’ve seen damp or stains
  • Heat the home normally on the days before

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Readings unaffected by sun, shade or reflections
  • The condition of timbers we can’t see
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and does not.

What we look at

  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions

Leave it or get it looked at?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.

How it works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Surveys in Barbican Estate can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Clear the way to the loft hatch
  • If it is not your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors

Getting a price

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Advice

Thermal roof surveys in Barbican Estate: local notes

With Mansion House about 0.5 miles south-east, Barbican Estate sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Barbican Estate has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them.

A roof leak in a hotel or guest house around Barbican Estate means lost rooms as well as repairs, so it pays to find faults before guests do. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, a commercial roof can be photographed from above without anyone walking on it.
