Flat Roof Survey across Greater London

Flat roof survey in Greater London: how it works

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey mastic asphalt, upstands and outlets and EPDM rubber, and people most often book us about cracked or split membrane and upstands pulling away from walls.

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely. The survey typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Flat roofs across Greater London

From London, City of Westminster and Marylebone to business parks across Greater London, flat roofs come in every size. The weak points are nearly always outlets, upstands and joins, so those get the closest look.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and Greater London is well within that. We survey on any day of the week.

London: For hotels and guest houses around London, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition. If you let a flat or house near Elephant & Castle station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Different roofs, different checks

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Why roofs fail

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

These are some of the problems a survey can pick up:

  • Leaks around rooflights
  • Standing water left after rain
  • Outlets choked with leaves and silt
  • A sagging deck under the covering

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Booking your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Greater London: your questions answered

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please ring 07833 053749 or drop us an email with the details.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How do I book a survey in Greater London?

To book, phone 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
