About our flat roof survey in St Ann's
If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey single-ply membranes, mastic asphalt and GRP fibreglass, and common reasons people get in touch are blocked or damaged outlets and damaged trims at the roof edge.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In St Ann's, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Flat roof surveys in St Ann's: local notes
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around St Ann's has a long history of building, with Bruce Castle about 1.3 miles north. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you own a rental within reach of Seven Sisters station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to St Ann's Church: the joins between later flat roofs and the old walls are where problems usually start. For site and facilities teams at buildings like St Ann's CE Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

How the survey changes by roof type
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

What we can’t see
It’s a careful look at the flat roof, not the whole story. The main limits are:
- Testing older roof sheets for asbestos
- What’s under the membrane without opening it up
- Parts of the roof that are not safe to walk on or view
If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

How we price flat roof surveys
Several things affect the price of a survey:

- Roof area

- The type of building, from a house to a block or an office

Booking your survey
Here’s what helps us most when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- Whether there’s a loft hatch, a shared roof or tricky access
- When you need the report by
- Any stains, drips or damp patches you’ve seen indoors
Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.
Practical tips
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Limit foot traffic on the covering
- Keep outlets clear of leaves and moss
- Note any new marks on ceilings beneath the roof
- Note where water lies after a downpour
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
Why act early in St Ann's
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Your questions about flat roof surveys in St Ann's
Can parking be tricky for a visit in St Ann's?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Does a conservation area affect roof work in St Ann's?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Can you survey a flat roof on an office or unit?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the details.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
What happens after the survey?
We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
What we do, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. For a visit in St Ann's, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Leave a clear route to the loft
- If you are buying, check with the agent that we can get in
- Mention any parking restrictions on your street
