DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Electronic leak detection in St Ann's

Electronic leak detection works on many flat roof membranes over offices, units, blocks of flats and homes. It helps trace a leak you already have or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends when conditions allow. Just ask about your roof. We survey commercial flat roofs, green roofs and liquid-applied waterproofing, and the problems we’re asked to look at most are waterproofing to test before it’s covered and leaks at pipes, outlets or fixings.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in St Ann's, the roof above may belong to the building rather than one flat.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Your questions about electronic leak detection in St Ann's

Is St Ann's in the area you cover?

Yes, St Ann's is one of the places we work. Every survey there gets the same written report with photos.

Can parking be tricky for a visit in St Ann's?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Does electronic leak detection work on all membranes?

Not every roof is suitable. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof won’t work, we’ll say so before testing.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Common roof problems in St Ann's

Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs, depending on the build-up.

A survey makes sense if you’ve noticed:

  • Leaks at pipes, outlets or fixings
  • New roofs to check before paving or planting
  • Leaks under green or ballasted roofs
  • Water coming in under a flat roof

Controlled parking zones are common in London, so mention any permit rules for St Ann's, along with any off-street space.

Before booking any roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a roof survey includes

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Repairing the breaches (that’s for your roofer)
  • How wet the insulation is
  • Leaks from plumbing or windows

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Single-ply roofs

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes longer on a large roof than a small one, with the construction of the roof playing a part too. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so a visit in St Ann's moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared

Flat roofs in St Ann's

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. With Bruce Castle about 1.3 miles north, St Ann's sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If your home is one of the older ones in the streets near St Ann's Church, the joins between later flat roofs and the old walls are where problems typically start. For businesses in and around places such as The Mall Wood Green, a flat roof over a business is out of sight and out of mind until it leaks.

Why get it checked now?

Some breaches are too small to see. Electronic testing can find breaches you cannot see by eye, on suitable membranes. In St Ann's, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.
