How electronic leak detection works in Seven Sisters

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a written report with photos of each breach found. We survey green roofs, roof terraces and balconies and liquid-applied waterproofing, and people most often book us about leaks that return after repairs and breaches hidden under paving or planting.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Seven Sisters shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report records the flat roof membrane as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Your questions about electronic leak detection in Seven Sisters

Can parking be tricky for a visit in Seven Sisters?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you carry out roof surveys in Seven Sisters?

Yes, Seven Sisters is within the area we cover. We survey roofs across London and the South East. Just phone 07833 053749 or use the contact form and let us know about the property.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

How much does electronic leak detection cost?

We quote for each roof individually. Send us details of the roof. Just call 07833 053749 or use the contact form for a quote.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How long will testing take?

It depends on the size of the roof and its build-up. You will know roughly how long before we start.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes a length of time set by the roof’s area and construction, which we set out in the quote. Surveys in Seven Sisters can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Useful tips for Seven Sisters property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Use boards when working on the roof
  • Have roof specifications to hand
  • Keep outlets clear of debris
  • Do not leave water getting in

If anything in the report isn’t clear, ask us. We can talk you through the findings.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Why it is worth a survey now in Seven Sisters

Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. In Seven Sisters, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

  • Roof area
  • The height of the building and how the roof can safely be seen
  • The type of building, from a house to a block or an office

Helping us price your survey

A little information up front helps. It’s useful to include:

  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • What kind of property and roof it is

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or email us.

When to book a survey in Seven Sisters

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

We are frequently asked to look at:

  • Patched roofs that still leak
  • Leaks showing away from the breach
  • Failed seams and laps
  • New membranes needing a check before handover

If you own a rental within reach of Seven Sisters station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • Which viewpoints they use to see the roof
  • What the survey won’t cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

Local flat roofs in Seven Sisters

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Bruce Castle about 1.2 miles north, Seven Sisters sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like Earlsmead Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Parking in Seven Sisters, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.
