How a drone roof survey works in Seven Sisters

Every flight starts with an airspace check. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If we cannot fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. If you’ve noticed blistered or cracked flat roof coverings and debris building up in hidden gutters, we can find out what’s behind it.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Seven Sisters, the address is checked against all of them, and where permission is needed, the flight waits for it.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in Seven Sisters

Big commercial and industrial roofs cover a lot of ground. The drone covers the surface area by area. You see the whole roof, not just the parts near an access point.

It’s worth booking a survey if you’ve seen:

  • Ridge and hip pieces working loose
  • Blocked valleys and parapet gutters
  • Moss building up on slopes and in gutters
  • Eroded pointing on a chimney stack

Anyone responsible for a site like Earlsmead Primary School will know that big roofs are where aerial photos and thermal images show the most at once.

Questions to ask before you book

  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos
  • Their drone registration, if they fly one
  • What follow-up you get after the report

What a roof survey includes

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two at a house, including the airspace and weather checks before take-off. In Seven Sisters, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. We start by checking the airspace and any restrictions at your address.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Dig out any old roof reports or invoices
  • If it isn’t your property yet, arrange access through the agent
  • Jot down any questions you want answered

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Seven Sisters: your questions answered

Can parking be tricky for a visit in Seven Sisters?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

Are there drone restrictions around Seven Sisters?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Will you photograph what you find?

Yes. Photographs are part of every report.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Different roofs, different checks

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We flag it in the report and recommend a specialist asbestos surveyor.

Chimney stacks

The top of a stack is normally out of view. Close-up photos show the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Drone roof surveys in Seven Sisters: local notes

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Seven Sisters is in London, so parking needs planning: tell us about permits, visitor bays or off-street space as you book.
