About our roof leak investigation in Seven Sisters
Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. We survey the roof space, chimney stacks and rooflights and dormers, and people most often book us about leaks at a dormer or roof window and condensation that looks like a leak.
In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Seven Sisters, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Why get it checked now?
A leak that returns after a repair typically means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. In Seven Sisters, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

What happens on the day
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours for most houses, and longer for a large or complex roof. In Seven Sisters, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Preparing for the visit
- Make sure the loft hatch can be reached
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it is shared

FAQs for Seven Sisters
Is parking a problem for a survey in Seven Sisters?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Does a conservation area affect roof work in Seven Sisters?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
How do I book a survey in Seven Sisters?
It is easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.
How long does a roof leak investigation take?
Allow roughly 1–2 hours, more where the leak is intermittent or the roof is large. We will give you an idea of timing as you book.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll explain what’s needed.
Are you insured?

Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
What we cannot see
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- What’s under the covering or behind the plaster
- Water from pipes, tanks or heating systems
- Carrying out the fix
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Catch drips in a bucket and protect the floor
- Move stored items away from the hatch
- Take dated photos of the leak
- Write down the wind direction and rain when it leaks
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
Wind, rain and roofs in Seven Sisters
About 1.2 miles north lies Bruce Castle, a reminder of how long the area around Seven Sisters has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Seven Sisters is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Anyone responsible for a site like Earlsmead Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. If you let a flat or house near Seven Sisters station, tracing a leak quickly matters when a tenant is living with it. If your home is one of the older ones in the streets near Church of Holy Trinity, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
