Roof leak investigations for homes and businesses in Tottenham Hale

Our roof leak investigations cover Tottenham Hale and the wider South East. We visit on any day of the week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, and then ring 07833 053749 or email us. We survey the roof space, chimney stacks and lead flashings, and common reasons people get in touch are water through the ceiling under a flat roof and stains around a skylight.

Water getting into a London home often comes from a detail you cannot see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Tottenham Hale, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Roof leak investigations around Tottenham Hale

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Tottenham Hale is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these roof types has its own typical places for water to get in. Historic houses such as Bruce Castle, about 1 mile north-west, show how far back building in the area around Tottenham Hale goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like Ferry Lane Primary School, tracing a leak on a big roof starts with where the water appears and works back. Shop and office owners around 17 & Central may find that a quick answer on where water is coming in keeps a business running. For landlords with property near Tottenham Hale station, a tenant living with a leak needs the cause found, not just the stain painted over.

Useful tips for Tottenham Hale property owners

Nothing here needs a ladder. Our suggestions:

  • Have an electrician check any wet fittings
  • Photograph the stain each time it appears
  • Move stored items away from the hatch
  • Record whether it leaks in every downpour or only some

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

FAQs for Tottenham Hale

Does a conservation area affect roof work in Tottenham Hale?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Tottenham Hale?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

Why is not the leak directly above the stain?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or use the contact form.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

How the survey changes by roof type

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.

What we cannot see

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • An intermittent leak that shows no trace on the day
  • Faults hidden behind ceilings or boarding
  • Water from pipes, tanks or heating systems

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Slate and tile slopes
  • Rooflights and dormers
  • The roof space
  • Lead flashings
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours, more where the leak is intermittent or the roof is large. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the loft space above it.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive
