Flat roof surveys for homes and businesses in Tottenham Hale
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Typical surveys look at failed seals around rooflight kerbs and blisters and bubbles in the covering, across upstands and outlets, EPDM rubber and GRP fibreglass.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Tottenham Hale, the roof above may belong to the building rather than one flat.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Local flat roofs in Tottenham Hale
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 1 mile north-west lies Bruce Castle, a reminder of how long the area around Tottenham Hale has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Shop and office owners around 17 & Central may find that a flat roof over a business is out of sight and out of mind until it leaks. For landlords with property near Tottenham Hale station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Tottenham Hale: your questions answered
Does a conservation area affect roof work in Tottenham Hale?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Tottenham Hale in the area you cover?
Yes. Our area covers London and South East England, and Tottenham Hale is part of that. Just call 07833 053749 or email us and let us know about the property.
What happens next?
We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Can you tell me how long my flat roof will last?
A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Can you test old roof sheets for asbestos?
Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof won’t leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
- Whether the deck or joists are strong enough
If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and does not.
What this survey covers
- EPDM rubber
- Mastic asphalt
- Single-ply membranes
- Upstands and outlets
- GRP fibreglass
- Felt flat roofs
How it works
After the inspection, everything we found is written up as a written report with photographs. On timing, it usually takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Tottenham Hale runs like any other.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Make sure pets are kept safely away
- Jot down any questions you want answered
- Clear the way to the loft hatch
Getting a price
A quick phone call is typically the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Advice
When to book a survey in Tottenham Hale
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.
Most people get in touch when they’ve noticed something like this:
- Splits, cracks and crazing
- Standing water left after rain
- Failed seals around rooflight kerbs
- Damaged trims at the roof edge
Tottenham Hale is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised.
Questions to ask before you book

- Whether you get a written report with photos
- Whether VAT is added on top
- How long the report takes to arrive
How the survey changes by roof type
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
