About our flat roof survey in Broadwater Farm

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Typical surveys look at loose or cracked edge trims and standing water left after rain, across mastic asphalt, GRP fibreglass and EPDM rubber.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Broadwater Farm, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Roof area
  • Building height and the viewpoints available

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Honest limits

Before you book, it is worth knowing what a survey won’t do:

  • Parts of the roof that are not safe to walk on or view
  • Hidden layers beneath the covering
  • A promise that the roof will not leak in future

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we check

  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most houses, and more on a big or complicated roof. For a visit in Broadwater Farm, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photographs and our recommendations.

Preparing for the visit

  • If you are buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch

Your questions about flat roof surveys in Broadwater Farm

Is Broadwater Farm in the area you cover?

Yes, Broadwater Farm is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Will parking be an issue for a roof survey in Broadwater Farm?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

What do I do with the report?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Is ponding on a flat roof a problem?

Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a flat roof survey looks like in Broadwater Farm

Historic houses like Bruce Castle, about 0.4 miles north-east, show how far back building in the area around Broadwater Farm goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Anyone responsible for a site like The Willow Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For businesses in and around places like The Mall Wood Green, flat roofs over shops and units are easy to forget until water comes through a ceiling. The streets around a church such as St Philip the Apostle are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Different roofs, different checks

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.
