New roof snagging in Broadwater Farm

Our snagging inspections cover Broadwater Farm and the rest of London and the South East. Time on site normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Everything visible from safe vantage points is checked, and by drone where it is applicable. You then get a written report with photos. We inspect on weekdays and at weekends. We survey flashings and valleys, loft conversions and dormers and new-build homes, and common reasons people get in touch are flashings not properly dressed or fixed and poorly finished verges.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Broadwater Farm, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Broadwater Farm questions

Do you carry out roof surveys in Broadwater Farm?

Yes, Broadwater Farm is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or send us an email with the address and a few details.

Will parking be an issue for a roof survey in Broadwater Farm?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.

Will you check the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

What if it rains on the day?

Light rain does not usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Valleys

Offcuts in a valley can hold water. Leftover debris is recorded.

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.

New roof snagging around Broadwater Farm

The wider area around Broadwater Farm has a long history of building, with Bruce Castle about 0.4 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Broadwater Farm is one of them, bay roofs, hips and later dormers each have their own details. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Bruce Grove station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. As a London address, Broadwater Farm can be tricky for parking: tell us about permits, visitor bays or off-street space as you book. If you live in an older home near St Philip the Apostle, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Why act early in Broadwater Farm

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. In Broadwater Farm, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Before and after the survey

Small things make a difference. Some pointers:

  • Check ceilings and the loft after heavy rain
  • Keep the contract and invoices together
  • Look for debris left in gutters from ground level
  • Note the end of any warranty or defects period

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two at most homes; commercial roofs usually need 3–4 hours. In Broadwater Farm, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Advice

What this survey cannot tell you

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • What’s under the new coverings
  • Whether the roof will leak in future
  • Repair costs for putting snags right

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.
