Landlord roof surveys for homes and businesses in Broadwater Farm

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. We survey shared roofs, flat roofs on blocks and rented houses, and common reasons people get in touch are cracked or lifting flashings and mortar falling from ridges and verges.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Broadwater Farm has one, it needs checking from somewhere that can actually see it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it is safe looking for water marks and gaps.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Walls, floors and services beyond the roof
  • Responsibility under a lease
  • Confirming asbestos in older roof materials

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

What this survey covers

  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Blocks of flats
  • Converted houses

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Landlord roof surveys around Broadwater Farm

With Bruce Castle about 0.4 miles north-east, Broadwater Farm sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like The Willow Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near St Philip the Apostle, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions from Broadwater Farm

Does a conservation area affect roof work in Broadwater Farm?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Bruce Grove station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. The survey typically takes an hour or two for a single let house, with blocks of flats taking longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before we arrive

  • Leave side gates unlocked
  • Show us where any leaks or stains appear
  • Make sure the loft hatch can be reached

Signs you need a landlord roof survey in Broadwater Farm

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

People usually book a survey when they’ve noticed something like this:

  • Failed flashings at walls and chimneys
  • Standing water on a flat roof
  • Blocked gutters over flats
  • Slipped or missing slates and tiles

If you run a business near The Mall Wood Green, a dated report on the roof is useful for planning and for any lease discussions.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?
  • Whether VAT is added on top
  • What they won’t be able to tell you

What’s in a roof survey

What happens if roof problems are left?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later helping you spread the work. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
