Roof leak investigation in Broadwater Farm: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. Typical surveys look at damp walls below an overflowing gutter and stains around a skylight, across flat roof details, lead flashings and slate and tile slopes.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Broadwater Farm, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • Roof area
  • The shape of the roof and its details

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Booking your survey

If you can, have these to hand when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • When you need the report by

Signs you need a roof leak investigation in Broadwater Farm

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Here are some of the things we see often:

  • Leaks below a flat extension roof
  • Ceiling stains that grow after rain
  • Damp underlay across a wide area
  • Wet patches on loft insulation

If you look after a shop, office or commercial unit, for example near The Mall Wood Green, a leak can close part of a shop or office, so finding the cause quickly matters.

Before you book any roof surveyor

  • Whether the roof space is looked at, where there is one
  • Which viewpoints they use to see the roof
  • Is VAT included in the price?
  • What insurance they carry

What to expect from a roof survey

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Common questions in Broadwater Farm

Is Broadwater Farm in the area you cover?

Yes, Broadwater Farm is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

How do I find out if my home in Broadwater Farm is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Broadwater Farm moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch
  • If you are buying, check with the agent that we can get in

Advice

What we look for on each type of roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see, and look for damp on the breast inside.

Wind, rain and roofs in Broadwater Farm

With Bruce Castle about 0.4 miles north-east, Broadwater Farm sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in.

If your home is one of the older ones in the streets near St Philip the Apostle, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings such as The Willow Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
