Roof leak investigation in South Tottenham: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you are worried about drips in the loft during heavy rain and water through the ceiling under a flat roof, a survey will tell you what’s going on, whatever the roof.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In South Tottenham, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

Why get it checked now?

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it is harder to clear. Finding the leak comes first. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why book with us

  • Package prices that include VAT
  • Drones and thermal imaging where it applies
  • Covered by professional indemnity and public liability insurance
  • Customer satisfaction of 98%

Take a look at our cost guide or our case studies.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two on an ordinary house, and more on a big or complicated roof. In South Tottenham, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work

How to book

What a roof leak investigation looks like in South Tottenham

The wider area around South Tottenham has a long history of building, with Bruce Castle about 1.1 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. The covering and its details give the first clues when tracing where water is coming from.

If you let a flat or house near Seven Sisters station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For businesses in and around places like The Mall Wood Green, finding where water is getting in quickly keeps disruption down. If you look after a building such as Earlsmead Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

South Tottenham: your questions answered

Is parking a problem for a survey in South Tottenham?

Parking in South Tottenham, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Does a conservation area affect roof work in South Tottenham?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Is there anything I need to do ahead of the visit?

Note when the leak appears and what the weather was doing. Clear access to the loft. If water is near any fittings, have an electrician check them.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or send us an email.

Useful tips for South Tottenham property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Clear the loft hatch so we can get in
  • Mention earlier attempts to fix the leak
  • Don’t touch fittings that water is reaching
  • Mention any plumbing above the damp area

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
