Need a chimney survey in South Tottenham?

Why it is worth a survey now in South Tottenham

Most people never get a careful look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

How a chimney survey works in South Tottenham

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a photo-illustrated written report and what we recommend. If you are worried about spalled or crumbling bricks and lifted or split lead flashings, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in South Tottenham as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Local roofs in South Tottenham

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Bruce Castle, about 1.1 miles north, show how far back building in the area around South Tottenham goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Earlsmead Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around The Mall Wood Green may find that a dated report on the roof is useful for planning and for any lease discussions.

Common roof problems in South Tottenham

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

A survey makes sense if you’ve noticed:

  • Flaunching that has broken away
  • Loose, cracked or missing pots
  • Damp patches on chimney breasts
  • Spalled or crumbling bricks

For an older house near a landmark such as Church of Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Their drone registration, if they fly one

  • How soon the report will arrive

What a good roof survey covers

How the survey works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In South Tottenham, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a report with photos and our recommendations.

How to prepare

  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Common questions in South Tottenham

Does a conservation area affect roof work in South Tottenham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will parking be an issue for a roof survey in South Tottenham?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long will you be at the property?

Time on site depends on the roof, but most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. The written report follows by email.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.
