Tottenham Green Chimney Survey
Chimney surveys for homes and businesses in Tottenham Green. We’ve completed more than 5,000 surveys across London and the South East.
- Frost-damaged brickwork on the stack
- Damp patches on chimney breasts
- Disused chimneys trapping moisture
Tips that help
Small things make a difference. Some pointers:
- Keep the report to compare against at the next survey
- Find out whether changes to a stack need permission
- Check unused flues are capped with ventilation
- Remove aerials or dishes from the stack if they’re no longer needed
If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Chimney surveys for homes and businesses in Tottenham Green
If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are disused chimneys trapping moisture and damaged chimney pots and cowls, on lead flashings, shared and party-wall stacks and flaunching.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we’re asked to look at in Tottenham Green
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.
We are often asked to look at:
- Damp on a chimney breast inside
- Flashings pulling away from the stack
- Eroded joints in the brickwork
- Gaps in the mortar around the pots
The streets around a church such as Church of Holy Trinity are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Questions to ask before you book
- How long they’ve been surveying roofs
- Whether VAT is added on top
- What follow-up you get after the report
- Whether you get a written report with photos
What we do, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for a house, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Tottenham Green runs like any other.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Show us where any leaks or stains appear
- Move anything stored under the loft hatch

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Structural calculations for a leaning stack
- Whether the flue is safe to use
- Areas we cannot view from safe positions
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What a chimney survey looks like in Tottenham Green
About 0.9 miles north lies Bruce Castle, a reminder of how long the area around Tottenham Green has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Earlsmead Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Chestnuts Park shed leaves that can end up in nearby gutters.

Why it is worth a survey now in Tottenham Green
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Tottenham Green questions
How do I find out if my home in Tottenham Green is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will parking be an issue for a roof survey in Tottenham Green?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
