How a chimney survey works in Seven Sisters

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a photo-illustrated written report and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you are worried about staining on walls around the chimney and bricks with flaking faces, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Seven Sisters as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s inside the brickwork or behind render, without opening up
  • Structural calculations for a leaning stack
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks

Seven Sisters: your questions answered

I let a flat near Seven Sisters station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Seven Sisters is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What should I do with a chimney I don’t use?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can plan what to do with it.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What if it rains on the day?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Have the flue swept and checked if you use the fire
  • Keep track of stains on chimney breasts
  • Look at the chimneys with binoculars after a storm
  • Check unused flues are capped with ventilation

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Why act early in Seven Sisters

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a house, as part of a look at the roof around the stack. Surveys in Seven Sisters can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Keep pets in another room
  • Let us know about parking near the property
  • Make sure the loft hatch can be reached

How to book

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email.

Advice

Roofs, chimneys and gutters in Seven Sisters

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Seven Sisters has a long history of building, with Bruce Castle about 1.2 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Earlsmead Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Chestnuts Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take an older house close to Church of Holy Trinity: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Seven Sisters is about 2 miles west of Walthamstow, in Greater London. From houses to flats and shops in Seven Sisters, we can survey the roof. We cover towns and villages across Greater London. There’s also a page for London.
