Pre-purchase roof surveys in Seven Sisters: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Seven Sisters is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Historic houses like Bruce Castle, about 1.2 miles north, show how far back building around Seven Sisters goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Seven Sisters is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book.

How a pre-purchase roof survey works in Seven Sisters

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. All three include a report with photographs and recommendations. We survey flat-roofed extensions and dormers, clay and concrete tiles and the roof space, and people most often book us about blocked or leaking gutters and signs of past leaks inside the loft.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Seven Sisters, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Your questions about pre-purchase roof surveys in Seven Sisters

Does a conservation area affect roof work in Seven Sisters?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Seven Sisters?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Do you inspect the roof from on top?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

How long does the survey visit take?

The visit typically takes about one to two hours for most houses, and longer for a large or complex roof. We will confirm what to expect when we arrange the visit.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we can’t see

It is a careful look at the roof, not the whole story. The main limits are:

  • Faults hidden behind ceilings, boards or coverings
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Anything beyond the roof, which a full home survey covers

What this survey covers

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • The roof space

Do you need a pre-purchase roof survey in Seven Sisters?

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from ground level.

Most people get in touch after spotting one of these:

  • Bitumen or mortar used in place of proper repairs
  • Blocked or leaking gutters
  • Flashings that have lifted or split
  • Loose pots and cracked flaunching

The streets around a church like Church of Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • What the report includes, and whether it has photographs
  • What happens after the report arrives
  • What they won’t be able to tell you

What a roof survey includes

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

The survey, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Surveys in Seven Sisters can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
  • Agree roof access with the managing agent if it is shared

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
