Pre-Purchase Roof Survey in Tottenham Hale
A roof survey before you buy a house or flat in Tottenham Hale, with drones and thermal imaging where they help. Call or email for a price.
- Cracked flaunching or crumbling chimney pointing
- Gaps where slates or tiles have come loose
- Lead that has worked loose at a wall or chimney
Pre-purchase roof surveys for homes and businesses in Tottenham Hale
A full home survey looks at the whole property, and the roof is only one part of it. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. If you are worried about gaps where slates or tiles have come loose and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, on lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers alike.
In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Tottenham Hale, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Questions from Tottenham Hale
Can parking be tricky for a visit in Tottenham Hale?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Is my home in Tottenham Hale listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you need to get into the loft?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
Do you cover Tottenham Hale?
Yes. Our area covers London and South East England, Tottenham Hale included.
Can you survey in bad weather?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Will you climb onto the roof?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.
What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Tottenham Hale moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Move anything stored under the loft hatch
- Gather any invoices or paperwork from past roof work
- Make a note of anything you’d like us to look at
How to book
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or use the contact form.
Advice
What this survey can’t tell you
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Anything beyond the roof, which a full home survey covers
- A valuation or a promise of a lower price
- Asbestos testing of any kind
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Natural slate
- The roof space
- Flat-roofed extensions and dormers
- Chimney stacks
- Lead flashings and valleys
- Clay and concrete tiles
- Gutters and downpipes
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Signs you need a pre-purchase roof survey in Tottenham Hale
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Look out for signs like these:
- Gutters choked with leaves and moss
- Roof slopes that look uneven or sagging
- Gaps where slates or tiles have come loose
- Patch repairs that may hide an ongoing problem
If you let a flat or house near Tottenham Hale station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Pre-purchase roof surveys in Tottenham Hale: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
