New roof snagging in Tottenham Hale: what you get

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. If you’ve noticed underlay at the eaves left exposed and flashings not properly dressed or fixed, we can find out what’s behind it, whatever the roof.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Tottenham Hale, or for new roofing work there, those junctions deserve a proper look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tottenham Hale questions

Is my home in Tottenham Hale listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Tottenham Hale?

Parking in Tottenham Hale, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

How long will you be on site?

It normally takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. You’ll know roughly how long when we arrange it.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.

What do you check on a new roof?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe, and we note any mess or damage left after the work.

Is Tottenham Hale in your area?

Yes. We survey roofs in Tottenham Hale and the rest of Greater London. To book, phone 07833 053749 or send us an email.

How the survey changes by roof type

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.

Valleys

Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are checked.

New roof snagging around Tottenham Hale

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Tottenham Hale has a long history of building, with Bruce Castle about 1 mile north-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

What new roof snagging does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Parts of the roof we cannot see safely
  • Whether the roof will leak in future
  • Fixings and underlay hidden under the coverings

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.

What we look at

  • Replacement roofs
  • New flat roofs
  • New-build homes
  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys

Leave it or get it looked at?

Photographs from ground level rarely show the detail. We get as close a view as safe access allows using a drone where applicable. In Tottenham Hale, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

The survey, step by step

The aim of the visit is simple: to see as much of the new roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes about one to two hours for most homes, depending on how much new work there is to check. For a visit in Tottenham Hale, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Tell us where we can park nearby

Advice

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Common roof problems in Tottenham Hale

Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.

Typical things we are asked to look at include:

  • Broken coverings left on a new roof
  • Offcuts and broken tiles left behind
  • Gaps at new flashings
  • Underlay at the eaves left exposed

If you own a rental within reach of Tottenham Hale station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before booking

  • What exactly goes into their report
  • Is VAT included in the price?
  • Which limits apply to the survey
  • Whether the loft space is looked at, where there is one
