New roof snagging in London: what you get
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. Common reasons to book are offcuts and broken tiles left behind and cracked mortar at the ridge or hips, across ridges and verges, loft conversions and dormers and new-build homes.
London is big enough to have housing from every era, from older terraces and villas to post-war estates and recent developments. Older slate roofs, post-war concrete tiles and brand-new coverings each have their own typical faults. That’s why the age and type of roof shape what the inspection concentrates on, for a purchase or a new roof alike.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

FAQs for London
Do you carry out roof surveys in London?
Yes. Our area covers London and the South East, and London is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.
Is there anything to prepare before you come to London?
Very little. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Useful tips for London property owners
From years of surveys, a few habits stand out:
- Diary the defects period end date
- Look for new stains after a downpour
- Send the snagging report to your roofer
- Keep warranty papers safe
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and time is set aside for snags.
When to book a survey in London
A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.
Here are some of the things we see frequently:
- Debris left in gutters or valleys
- Underlay at the eaves left exposed
- Cracked lower roofs or marked walls after the work
- Flashings not properly dressed or fixed
If you own one of the older houses in the streets near St George the Martyr, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Before you book any roof surveyor
- Whether VAT is in the quoted price
- Will the report include photos?
- Whether the loft is part of the inspection
- Are they insured for the work?
How we price new roof snagging
Not every roof costs the same to survey, for these reasons:
- House, block, shop or office
- Which survey package you book
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
What we need to know
To price your survey accurately, we’ll ask about:
- What made you get in touch
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
- The style of property, from a terrace to a block
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. If the property is near the centre of London, let us know about car parks or permit rules nearby. Inside, the loft and any room with a stain are the places we will want to see. Outside, we work round the building to find the safe viewpoints.
- We agree what to focus on, like a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Before the survey
- Mention any parking restrictions on your street
- Keep pets inside or away from the areas we’re looking at
- Leave a clear route to the loft

Related advice
Different roofs, different checks
Underlay and ventilation
The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it is visible.
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. Cracked or uneven tiles are recorded where we can see them.
London homes and their roofs
London has everything from slate-roofed Victorian terraces with hidden valley and parapet gutters to interwar semis with hipped roofs in clay or concrete tiles, plus post-war estates and new blocks. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Mansion House, about 1 mile north, is one of the historic houses in the wider area around London. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
If you own a rental within reach of Elephant & Castle station, a roof report gives you a clear picture before you buy or settle up with a roofer.
