New roof snagging in Walthamstow: what you get
We carry out new roof snagging in Walthamstow and across London and South East England. A visit normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Everything visible from safe vantage points is looked at, and by drone where it is applicable. You then get a photo-illustrated written report. Visits can be on weekdays, Saturdays or Sundays. We survey new flat roofs, loft conversions and dormers and flashings and valleys, and people most often book us about tiles or slates sitting out of line and offcuts and broken tiles left behind.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Walthamstow, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
Where we can’t see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t.

The survey, step by step
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two for a typical new house roof, longer where the roof is large or complicated. In a London area like Walthamstow, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- Where it is safe, we check the loft, then look for debris or damage left behind.
- We send a report with photos of each snag.
Getting ready for the survey
- Point out any leaks or damp patches
- If the roof is shared, arrange access with whoever manages the building
- Move anything stored under the loft hatch

Common roof problems in Walthamstow
Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.
We are often asked to look at:
- Cracked or slipped new tiles or slates
- Debris left in gutters or valleys
- Missing or blocked roof ventilation
- Loose or badly finished ridge tiles
If you let a flat or house near Walthamstow Central station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Questions to ask before you book
- Their drone registration, if they fly one
- How long they’ve been surveying roofs
- Will the report include photos?
- What happens after the report arrives
Tips that help
These tips come from what we see on roofs every week:
- Send the snagging report to your roofer
- Check the roof before you pay in full
- Keep the contract and invoices together
- Look for marks or cracks left by the work
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.
Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.
What new roof snagging doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Details hidden from sight
- Estimates of what fixes will cost
- Deciding who is at fault in a disagreement
If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. The full list of what we check.
What we look at

How we price new roof snagging
When we price a survey, we consider:
- The roof’s overall size
- The use of thermal imaging or a drone
- The number of roofs, including extensions and garages
- The shape of the roof and its details
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What new roof snagging looks like in Walthamstow
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Bruce Castle, about 2.4 miles west, show how far back building in the area around Walthamstow goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For an older house near a landmark like Church of St Michael and All Angels, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. As a London address, Walthamstow can be tricky for parking: let us know about parking bays, permits or a driveway when you book.

How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
What does a new roof inspection include?
Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
