How a roof leak investigation works in Walthamstow

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about leaks at a dormer or roof window and wet patches high on an inside wall, a survey will tell you what’s going on, whatever the roof.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Walthamstow tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Roof by roof

Chimney stacks

We check the outside of the stack and the breast inside, and it is not a flue or gas safety check.

Valleys

A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two, more where the leak is intermittent or the roof is large. In Walthamstow, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photographs, the likely entry point and recommendations.

Advice

Walthamstow: your questions answered

Will parking be an issue for a roof survey in Walthamstow?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Walthamstow listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s the best way to book?

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you trace a leak in dry weather?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

What should I do before you arrive?

Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Record whether it leaks in every downpour or only some
  • Have an electrician check any wet fittings
  • Move stored items away from the hatch
  • Take dated photos of the leak

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

Do not block the vents at the eaves. Air movement keeps condensation down, which is frequently mistaken for a leak. Check insulation doesn’t block airflow at the eaves.

What affects the price in Walthamstow

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What we need to know

Getting the details right at the start saves time. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat
  • Dates you’re working to, such as exchange
  • Access details, like a loft hatch or a shared roof

Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. The price is agreed up front.

Signs you need a roof leak investigation in Walthamstow

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

A survey can pick up problems such as:

  • Drips in the loft during heavy rain
  • Leaks at a dormer or roof window
  • Damp patches next to the stack
  • A leak that comes and goes with the weather

Take a building like Greenleaf Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • Whether VAT is added on top
  • Whether you get a written report with photos
  • Which limits apply to the survey
  • Their insurance cover

What a roof survey includes

Wind, rain and roofs in Walthamstow

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Walthamstow is one of them, bay roofs, hips and later dormers each have their own details. Each of these roof types has its own typical places for water to get in. Bruce Castle, about 2.4 miles west, is one of the historic houses in the wider area around Walthamstow. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near Church of St Michael and All Angels, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For landlords with property near Walthamstow Central station, a tenant living with a leak needs the cause found, not just the stain painted over.
