How a roof leak investigation works in London

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you are worried about water coming in around a roof light or dormer and damp ceilings under a flat roof, a survey will tell you what’s going on, on rooflights and dormers, flat roof details and chimney stacks alike.

A place the size of London has every kind of roof, so leaks have many possible sources: slipped slates, cracked tiles, failed flashings, blocked valleys and gutters, or split flat-roof coverings. The stain inside is rarely right under the cause. Moisture readings and a close look outside help trace where the water has travelled.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

Useful tips for London property owners

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Take dated photos of the leak
  • Note the weather when the leak shows
  • Make sure the loft is accessible
  • Check whether pipes or tanks run near the stain

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Prices for roof leak investigations in London

Prices vary from roof to roof, for these reasons:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Roof area

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

What helps most when you contact us:

  • The address and postcode of the property
  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • An intermittent leak that shows no trace on the day
  • The repair itself (the investigation finds and reports the cause)

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

What we check

  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Slate and tile slopes
  • Chimney stacks
  • Rooflights and dormers
  • Lead flashings

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

The survey, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey typically takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. For a commercial building or block in London, roof access is agreed with whoever manages it ahead of the visit. At home, it helps to clear a route to the loft and point out any stains or leaks. You then get a written report with photos.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch
  • Let us know about parking before the day

FAQs for London

Is London in the area you cover?

Yes. We work right across London and South East England, and London is part of that. Just phone 07833 053749 or email us and let us know about the property.

Is there anything to prepare before you come to London?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Will you definitely find the leak?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

London roofs and the weather

With Mansion House about 1 mile north, London sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. London’s housing runs from Victorian and Edwardian terraces, often with slate and butterfly roofs behind parapets, to interwar semis with hipped tiled roofs, plus post-war estates and new blocks. Different coverings let water in at different points, which shapes where the search starts.

If you let a flat or house near Elephant & Castle station, tracing a leak quickly matters when a tenant is living with it. Living close to Newington Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you run a business near Gabriel's Wharf, finding where water is getting in quickly keeps disruption down.

Leave it or get it looked at?

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. For landlords in London, a roof defect left alone tends to become a tenant’s damp or leak complaint. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
