What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s under the covering or behind the plaster
  • Carrying out the fix
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Roof leak investigation in Bermondsey: what you get

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe vantage point. Our report shows what we found, with photos. We survey lead flashings, chimney stacks and the roof space, and the problems we’re asked to look at most are leaks below a flat extension roof and water marks that spread in wet weather.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Bermondsey, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

Nothing in the report is left vague: if work is needed, the report says so clearly.

FAQs for Bermondsey

Do you cover Bermondsey?

Yes, Bermondsey is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

Can parking be tricky for a visit in Bermondsey?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for your survey before you book, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or email us.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

How long does a roof leak investigation take?

Allow between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing as you book.

Can you always find the source?

We can’t promise it. Some leaks hide well, especially those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.

How the survey changes by roof type

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What a roof leak investigation looks like in Bermondsey

About 1.3 miles north-west lies Mansion House, a reminder of how long the area around Bermondsey has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you look after a shop, office or commercial unit, for example near Surrey Quays Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. For an older house near a landmark such as St Mary Magdalen Bermondsey, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Leave it or get it looked at?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it is harder to deal with once established. Stopping the water is the first step. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Do you need a roof leak investigation in Bermondsey?

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Here are some of the things we see frequently:

  • Drips in the loft during heavy rain
  • Leaks below a flat extension roof
  • Water coming in around a roof light or dormer
  • Drips from nail tips in a cold loft

Anyone responsible for a site like Boutcher Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

What a roof survey includes

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In Bermondsey, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • Check we can get to the back of the property
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent
