Roof leak investigations in South Bermondsey

Roof leak investigations for homes and businesses in South Bermondsey

We investigate roof leaks in South Bermondsey and across London and the South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or use the contact form. We survey chimney stacks, slate and tile slopes and valleys and parapet gutters, and the problems we’re asked to look at most are brown rings on upstairs ceilings and leaks at a dormer or roof window.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In South Bermondsey, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.

We keep jargon out of it: where something needs attention, it says so plainly.

Your questions about roof leak investigations in South Bermondsey

Is parking a problem for a survey in South Bermondsey?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

How do I find out if my home in South Bermondsey is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Can every leak be traced?

Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

Are you insured?

Our cover is professional indemnity plus public liability.

How do you tell a leak from condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two, more where the leak is intermittent or the roof is large. In a London area like South Bermondsey, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Leave side gates unlocked
  • Clear the way to the loft hatch

South Bermondsey roofs and the weather

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts. With Mansion House about 2.3 miles north-west, South Bermondsey sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a building such as Ilderton Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near South Bermondsey station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live in an older home near Church of St Augustine, lead flashings, valleys and old chimneys are typical places for water to get in.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Take dated photos of the leak
  • Mention earlier attempts to fix the leak
  • Keep water away from lights and sockets
  • Check whether pipes or tanks run near the stain

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Whether rotten timbers meet design loads
  • The repair itself (the investigation finds and reports the cause)
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What this survey covers

  • Rooflights and dormers
  • The roof space
  • Flat roof details
  • Chimney stacks
  • Lead flashings
  • Slate and tile slopes
  • Valleys and parapet gutters

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it’s harder to deal with once established. Finding the leak comes first. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.
