How a thermal roof survey works in South Bermondsey

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. Typical surveys look at gaps in loft insulation and leaks far from where the stain appears, on commercial roofs, pitched roof slopes and flat roofs.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at. Let us know about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we’re there. In South Bermondsey, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Check we can get to the back of the property
  • Make a note of anything you’d like us to look at

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Your questions about thermal roof surveys in South Bermondsey

Is drone flying allowed in South Bermondsey?

That depends on where the roof is and on the weather. South Bermondsey is about 2 miles from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

How do I find out if my home in South Bermondsey is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Do not switch the heating off ahead of the visit
  • Note where damp appears and after what weather
  • Keep dated photos of any marks on ceilings
  • Use the report as a baseline for later checks

If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

What affects the price in South Bermondsey

A few things affect what a survey costs:

  • How many separate roofs there are, like extensions, dormers and garages
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Roof area

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors

To book a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

What this survey cannot tell you

It’s a careful look at the roof, not the whole story. The main limits are:

  • Readings unaffected by sun, shade or reflections
  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.
