What a survey costs

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

Before you get in touch, it is useful to have:

  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Any deadline, like an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access

About our thermal roof survey in Surrey Canal

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you are worried about areas losing heat at the eaves and junctions and damp around chimneys and parapets, a survey will tell you what’s going on.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Common roof problems in Surrey Canal

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

Look out for signs like these:

  • Gaps in loft insulation
  • Leaks far from where the stain appears
  • Cold areas below the roof
  • Areas losing heat at the eaves and junctions

Shop and office owners around Surrey Quays Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it.

Before you book anyone

  • Which parts of the roof they’ll actually see
  • Whether the roof space is looked at, where there is one
  • What’s outside the scope of the survey
  • What insurance they carry

What’s in a roof survey

Roof by roof

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

Common questions in Surrey Canal

Is my home in Surrey Canal listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is parking a problem for a survey in Surrey Canal?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us when you book.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How does a thermal imaging roof survey work?

A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Why act early in Surrey Canal

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Why us?

  • Two decades and more of roof surveys
  • An independent view of the roof
  • Thermal imaging and drones used where they help
  • Insured for professional indemnity and public liability

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What a thermal roof survey looks like in Surrey Canal

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Surrey Canal is about 2 miles from the edge of the flight restriction zone around London City Airport. If the drone is used for your survey, we check the exact boundary for the address before flying.

A roof leak in a hotel or guest house around Surrey Canal means lost rooms as well as repairs. If your home is one of the older ones in the streets near St Katharine with St Bartholomew, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Surrey Canal is about 1 mile north-west of New Cross, in Greater London. We visit Surrey Canal as part of our work across Greater London. Our Greater London coverage includes Surrey Canal and the places around it.

What we do, step by step

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. From the street, a London terrace typically shows only its front slope or parapet, so in Surrey Canal we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Show us where any leaks or stains appear
  • Find any records of previous roof work
