Our roof leak investigation service in Greater London

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. We survey rooflights and dormers, slate and tile slopes and lead flashings, and people most often book us about staining where a gutter or parapet meets the wall and damp patches next to the stack.

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

What you’ll pay

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Roof leak investigations across Greater London: local notes

In Greater London, our roof leak investigations work takes in houses, flats and commercial buildings, from London, City of Westminster and Marylebone to the quieter places in between. Each report records what was seen, with photographs.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in Greater London are where it typically shows.

London: Landlords with a home close to Elephant & Castle station may find that a clear finding on where water gets in helps you brief a roofer right away. Anyone responsible for a site like Charles Dickens Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.

Why get it checked now?

Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing.

Questions to ask before you book

  • Is VAT included in the price?
  • Their track record with similar roofs
  • What the survey will not cover
  • Their drone registration, if they fly one

What affects the price in Greater London

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details
  • How big the roof is

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

Getting in touch

You don’t need to know any roofing terms. Just tell us:

  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Your timetable, like an exchange date

You can call us seven days a week. For a price or to book, ring 07833 053749 or email us.

Honest limits

A survey is a proper look at the leaking roof, but it can’t do everything. The main limits are:

  • Water from pipes, tanks or heating systems
  • A structural engineer’s report
  • An intermittent leak that shows no trace on the day

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Greater London questions

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can every leak be traced?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you cover Greater London for roof leak investigations?

Yes. We cover Greater London. To book, call 07833 053749 or use the contact form.

How do you tell a leak from condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern, take moisture readings and tell you which is more likely.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How do I book a survey in Greater London?

It’s easiest to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.
