How a roof leak investigation works in Bedford Park

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’ve noticed water marks that spread in wet weather and damp ceilings under a flat roof, a survey will tell you what’s going on, on rooflights and dormers, flat roof details and chimney stacks alike.

In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Bedford Park, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What we cannot see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Carrying out the fix
  • What’s under the covering or behind the plaster
  • Plumbing leaks that look like roof leaks

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

Roofs we survey in Bedford Park

  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • Lead flashings
  • Slate and tile slopes
  • Valleys and parapet gutters
  • The roof space

Signs you need a roof leak investigation in Bedford Park

Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Signs worth acting on include:

  • Water through the ceiling under a flat roof
  • Water dripping from rafters or underlay
  • Drips from nail tips in a cold loft
  • Water marks that spread in wet weather

For landlords with property near South Acton station, tracing a leak quickly matters when a tenant is living with it.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • Their insurance cover
  • Which parts of the roof they’ll actually see
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Wind, rain and roofs in Bedford Park

Historic houses like Hogarth's House, about 0.9 miles south, show how far back building in the area around Bedford Park goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the roof type helps narrow down where water may be getting in.

Anyone responsible for a site like Southfield Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. Living close to Turnham Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Bedford Park is about 2 miles east of Ealing, in Greater London. Bedford Park is part of the area we cover and the surrounding area as part of our work across London and the South East. We cover towns and villages across Greater London, large and small. You can also see our page for London.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Mention earlier attempts to fix the leak
  • Stay off ladders and the roof
  • Check the loft is accessible
  • Check whether pipes or tanks run near the stain

We email the report to you, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Questions from Bedford Park

Can parking be tricky for a visit in Bedford Park?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you cover Bedford Park?

Yes, Bedford Park is one of the places we work. The survey and report are the same in Bedford Park as anywhere else.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Why isn’t the leak directly above the stain?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours, more where the leak is intermittent or the roof is large. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Different roofs, different checks

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

What a survey costs

When we price a survey, we consider:

  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • House, block, shop or office

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

These details help when you contact us:

  • Anything about access we should know
  • The style of property, from a terrace to a block
